• Urban incomes in India have grown roughly 4 times
• Residential real estate transaction values have also expanded by about 4–6 times
At a broad level, this suggests something important:
 Housing growth has largely tracked income growth
 Affordability, structurally, has not deteriorated
Now let us look at the recent period (2019–2024):
• Urban incomes growing at 8–10% annually
→ translates to roughly 50–60% growth over 5 years
• Housing prices rising about ~50% in the same period
This tells us clearly:
 Even in recent years, income and housing values have moved broadly in tandem
So where is the real shift?
It lies not in affordability alone —
but in how income is being deployed.
Across urban India:
• Fewer homes are being bought relative to earlier cycles
• But the total value of homes sold continues to rise strongly
• Premium and larger homes are capturing a growing share of demand
This leads to a deeper conclusion:
➡ It is not that housing is becoming disproportionately expensive
➡ It is that households are choosing to allocate a larger portion of their income toward better housing
Most households are looking for an additional room — those in 1BHK aspire for 2BHK, and those in 2BHK stretch toward 3BHK and beyond.
A 1BHK household moves to a 2BHK.
A 2BHK stretches for a 3BHK.
Amenities, location, and lifestyle now matter as much as ownership itself.
In that sense, housing in urban India has evolved:
It is no longer just a necessity.
It is the primary expression of upward mobility.
And that is why:
Even when volumes stabilise,
value continues to rise.
India’s real estate market is not merely growing —
it is being redefined by aspiration, not just affordability.
And this trend opens up opportunity for many diverse areas of manufacturing for catering to housing needs.
